NBN Internet for Granny Flat – The ultimate Guide

If you’re trying to connect your granny flat to the NBN, you might be surprised by how complicated the process can be. What should be a simple task often becomes frustrating due to address-related issues with internet service providers (ISPs).

On average we help over 5-10 landlords and tenants weekly to connect their granny flat s seamlessly to the NBN.

If you need help, call us at 1300 500 400 for professional assistance.

Why Is It Difficult to Connect a Granny Flat to the NBN?

The primary reason is that most granny flats are not recognized as separate residences. Since they share the same property title as the main house, they typically cannot have an independent NBN connection.

In simple, a granny flat can not have its own power, water and gas connected to the street infrastructure but rather only can be supplied from the main house.

According to NBN Co:

“Granny flats that share the same address as the primary residence cannot apply for a new NBN connection unless the property has specific technology available.”

Step 1: Identify the NBN Technology at the Property

The connection options depend on the type of NBN technology available at the main residence.

You can check the NBN database yourself or simply call us for assistance.

Here are the most common technologies and their solutions:

Option 1: FTTP (Fibre to the Premises) or HFC (Hybrid Fibre-Coaxial)

If your main residence has FTTP or HFC technology, connecting your granny flat is straightforward:

  1. Using a Conduit: If a conduit was installed during construction, we can run a cable through it to connect the granny flat to the main house.
  2. Using a Catenary Wire: If no conduit exists, we can install a weatherproof catenary wire between the main house and the granny flat.
  3. Separate Billing: This allows the granny flat to have its own Internet  and separate billing.

Option 2: FTTC (Fibre to the Curb) or FTTN (Fibre to the Node)

Connecting with FTTC or FTTN is more complex and may require additional infrastructure. In some cases, it may not be possible without significant modifications.

  1. Site Inspection: Contact us as an on-site assessment to determine feasibility may be required.
  2. Alternative Options: If a direct connection is impossible, sharing the internet from the main house using a commercial grade wireless extender, 4G/5G or Starlink internet may be suitable alternatives.
Step 2: Alternative Internet Solutions for Granny Flats

If a standard NBN connection isn’t feasible, consider these alternatives:

  1. Wireless Bridge System: Share the main house’s internet connection wirelessly with the granny flat or a separate building such as a shed. Our commercial-grade wireless bridges can cover distances up to 15 km.
  2. 4G/5G Broadband: We can set up a high-speed 4G or 5G system for reliable internet access.
  3. Star-link: Satellite internet is another option, especially for areas with limited NBN infrastructure.
  4. Sharing One Service: If the granny flat is meant for family or friends rather than rental, another option is sharing the main house’s NBN service via Wi-Fi. This eliminates the need for a second lead-in cable and can be a cost-effective solution, as only one service fee is shared among all users.
Step 3: Understanding the Costs & Responsibility of a Granny Flat Installation.

The cost of connecting your granny flat depends on the required work and who is responsible for payment:

  • Landlord Responsibility: Generally, covers the infrastructure to connect the granny flat (e.g., conduit or catenary installation), however they are not required to do so by law.
  • Tenant Responsibility: Covers the ISP fees, modem costs, and ongoing monthly charges.

In many cases, NBN charges a $297 connection fee, but this fee may be waived if we handle the installation.

Granny Flat Installation FAQ's

In most cases, granny flats that share the same address as the primary residence on a block of land cannot apply for a new nbn® network connection – each connection must be linked to a unique address.

If you’ve already arranged to reconnect and have discovered the nbn box isn’t there, please let your phone and internet provider know and they’ll arrange for us to get one installed or for a replacement to be sent out to you as soon as possible

The nbn new development charge is a $300 fee imposed by nbn on residents to help cover the costs of rolling out the nbn. This charge applies to locations that nbn classifies as new development and also applies to granny flats.

In most instances we can help to waive the cost.

Granny flats, sheds or outbuildings that share the same address as the primary dwelling on the lot, are not eligible to have their own connection to the NBN broadband access network. To connect the unit with its own connection, it must have its own unique address identifier. In this instance the connection from the primary dwelling will need to be extended to be shared with the granny flat or outbuilding. A registered cabler can help get this done.

  4. Explore the connectivity options after your discus it with our technicians.
  5. Determine who is liable for costs.

Depends on the technology in your area.

FTTP allows up to four separate nbnâ„¢ broadband connections can be installed at a single premise.

HFC allows up to two separate nbnâ„¢ broadband connections can be installed at a single premise.

nbnâ„¢ Fibre to the Building/Node (FTTB/N) services only have one data port which means only one service can be connected however there are exceptions.

A landlord or agent who interferes with the supply of electricity, gas, water, telecommunications services or other services to the rented property will be in breach of the tenancy agreement.

This doesn’t include if the interference is necessary to avoid danger to any person or for maintenance or repairs.

According to the NSW Fair trading;

  • Landlords do not have to provide telephone or internet connections as part of the tenancy.
  • Tenants should contact a service provider as early as possible as it may take time for services to be connected.
  • A tenant may be able to transfer existing services they have at their current home to their new home. They should contact their service provider about this. Existing services that will not be transferred should be cancelled.
  • If a telephone or internet line is not connected, the tenant will need to get the landlord’s written permission before getting a line installed.
  • This type of work is likely to be a ‘minor change’ where the landlord cannot unreasonably refuse consent.
  • The service provider may charge a connection fee.

Paying for installation of new telephone or internet

The tenant will have to pay for installation (although the landlord may agree to pay or contribute to the cost) and any repairs to connections they have installed. In NSW, this includes the NBN ‘New Development Charges’ in new buildings where the NBN has not yet been connected.
